It’s one of the most common questions I get—especially in a shifting market like Phoenix:
“Should I buy a home now or wait?”

Whether you’re a first-time buyer, upgrading, or relocating, the timing of a home purchase can feel like a high-stakes decision. And while there’s no one-size-fits-all answer, here are a few smart questions to ask yourself that can help bring clarity.


1. What’s driving your decision to buy?

Is it a lifestyle move—needing more space, wanting a backyard, or getting into a specific school district? Or is it a financial strategy—locking in equity, taking advantage of appreciation, or building long-term wealth?

If your reason is rooted in your life—not just market headlines—that's a strong indicator it may be time.


2. Are you financially ready?

Interest rates and prices fluctuate, but the real question is: are you personally ready? This means:

  • You’ve saved for a down payment.

  • You’re comfortable with monthly payments.

  • Your job and income are stable.

  • You plan to stay put for at least 3–5 years.

If those boxes are checked, you’re in a great position regardless of short-term market movement.


3. What’s happening in the Phoenix market right now?

We’re in a nuanced market. Inventory has been tight, but it’s slowly opening up. Rates have been volatile, but buyers who stay active are finding opportunities—especially with motivated sellers offering concessions or price adjustments.
